The proposed EXO building will be impressive inside with its high-spec finish, high ceilings, floor to ceiling windows and stunning panoramic views.

The EXO Building marks the pinnacle of construction capability and bold decision-making. Form and function are combined in perfect proportions to ensure a strong impression is made on all who interact with it, whether that’s working in it or gazing at it from afar.

The EXO Building has been designed to target a Building Energy Rating of A3 and LEED Gold certification and Wired Certified Platinum.

Close to all the city’s main roads and the important M50 motorway, well served with frequent, reliable public transport and just 15 minutes from Dublin’s International Airport.

Designed to impress, to be noticed, to endure, the EXO is the one that future buildings will be measured against.

“For everyone arriving into the city centre via the Port Tunnel, this will be the first building they see. And what an impression it will make.”

Stretching skyward, its appearance of being suspended in mid-air, its visibility on the Dublin skyline, the revolutionary design and construction techniques, its location, the panoramic views, the quality of the space, its prestige… the EXO is truly bringing statement of ces to extraordinary new heights.

17 storeys of elegance, beauty and strength, elevated to allow easy movement around it, the EXO Building presents an exciting opportunity like no other in Dublin.

There’s an almost tangible sense of excitement and possibility in the air as dynamic companies continue to make this area their home or regional headquarters.

The EXO Building will be a striking new landmark for the city’s revitalised north quays. As Dublin’s tallest office structure, it will push the city’s skyline to dramatic new heights, utterly changing the way Dublin is viewed. For everyone arriving into the city centre via the Port Tunnel, this will be the first building they see. And what an impression it will make.

Ease of access is one of the many reasons why Dublin’s North Quays has become such a successful business district. Buses and trams pass every few minutes, linking the city centre and train stations. The nearby East Link Bridge provides a direct route to the city’s southside.

The M50 and Port Tunnel are close by, making all parts of Ireland easy to reach by road, and Dublin International Airport is just 15 minutes away.

There are numerous Dublin Bike stations, and ample car parking spaces, plus an 800 space public car park on site.

For everyone arriving into the city centre via the Port Tunnel, this will be the first building they see. And what an impression it will make! As an architectural expression, EXO is inspired by its surroundings.

There is a significant reference to the elements that have long been part of the iconography, and the working life, of the port area. Design Architect Shay Cleary created a design that acknowledges this maritime culture and expresses it in an exciting new way. The building’s dramatic, fully exposed steel truss, which will form an ‘exoskeleton’, reflects the nearby cranes and gantries. EXO will stand out, yet still fit in.

Tristan Capital Partners last year agreed with the Joint Receivers Stephen Tennant and Paul McCann of Grant Thornton to purchase the prestigious Point Square development site known as The EXO in Dublin’s North Docks with development rights to build 169,150 sq.ft of prime office space. Bennett Construction, the international family owned construction services company, has been appointed as the main contractor for the project. Construction has commenced on site with practical completion due in Q1, 2020. The development of the Dublin Docklands SDZ is a major priority for NAMA, which initially held an interest in 75% of the 22 hectares of developable land in the SDZ area. NAMA has funded planning permission and detailed design of the ‘The Exo Building’ and is fully supportive of the Receivers to deliver this landmark building to completion.

The EXO development is expected to create circa 350 jobs during the construction and, once completed, it will be accommodating around 2000 office workers in flexible floor space capable of being multi-let.

Peter Mather, Managing Director of Investments at Tristan Capital Partners, said: “Brexit has amplified Dublin’s status as a sought after destination with strong economic growth and continued foreign investments into Ireland. Dublin’s North Dock area is rapidly becoming the city’s destination for modern and accessible office space. The future EXO project will bring Grade A office space in Dublin to new heights with spectacular city views.”

Stephen Tennant, Joint Receiver and Partner of Grant Thornton, said: “With the site purchase agreement and now development funding secured from Tristan Capital Partners; and Bennett Construction appointed as our main contractor, we are delighted to get the development off the ground and look forward to seeing it through to completion. The EXO will be a pivotal landmark for the Point Square which is set to become the main hub for work and entertainment in the North Docks.”
