The Seamark Building

A major office transformation has just been completed at the Elmpark Green campus in Dublin 4. Chartered Land has invested over €45 million in completing the landmark eight storey Seamark building. Prominently located at the front of the campus with panoramic views over Dublin Bay, the completion of the Seamark marks the end of the core redevelopment work at the site.

The high-quality Grade A office building is the latest enhancement to the 750,000 sq. ft office and residential campus located on Merrion Road. The Seamark redevelopment works included a full reconfiguration of the building cores and a complete transformation of its interiors to the highest international standards. As Ireland’s first sustainable, mixed-use campus, The Seamark Building has a BER rating of A3 and a LEED rating of Platinum. Factors which contribute to LEED Platinum rating include its excellent location with access to amenities, services and housing, multiple transport links including bus and rail services and a local cycle network and generous open space and landscaping. In addition, the Seamark Building has installed water efficient sanitary fixtures and a centralised energy centre to manage the energy efficiency on site.

Every effort was made to keep the environment at the centre of the redevelopment from the vegetation on the campus itself utilising native and adaptive planting, to the healthy indoor environment with an emphasis on preventing air pollutants for occupants. Chartered Land’s Chief Executive Andrew Gunne noted that “increasingly energy efficiency and the workplace environment are becoming a major priority for businesses seeking high quality office space. The Seamark building is now well placed to meet these demands, providing an efficient work environment which also places a priority on employee wellbeing”.

The Seamark is the centrepiece of the Elmpark Green campus where there have been ongoing enhancements to improve wellbeing for employees and residents including the development of an 8,300 sq. ft gym, Giraffe creche facility, “The Art of Coffee” café and full concierge service. The campus has also seen the establishment of The Club, which provides a regular programme of events and activities for tenant companies, employees and residents to promote a healthy work/life balance. Coupled with the building’s picturesque seafront location, employee wellbeing is at the core of the Elmpark Green campus’ offering to prospective tenants.

Within the office market there is an increasing demand for flexible working spaces which was emphasised at every stage of the redevelopment project. The building can be split into two blocks which work independently of each other or can be seamlessly combined. There is even an option for letting on a floor by floor basis providing flexibility on both cost and space within the Building. The Seamark Building has been designed with full flexibility in mind. The Seamark Building, located near Dalata’s new hotel development on the Merrion Road, offers state of the art facilities and amenities for tenants in Dublin 4. The office is quoting a rent of €35.00 per sq. ft on Net Internal Area, equivalent to €28 per sq ft on Gross Internal Area and the floorplates, which provide exceptional natural light, can provide for a range of occupier requirements from 10,000 sq. ft up to 182,500 sq. ft.

The campus offers a dedicated shuttle bus connecting the campus with the N11 as well as Go Car and Bleeper Bike share services.

Positioned on Merrion Road with ease of access to the Port Tunnel, the Seamark Building is situated 15km from Dublin Airport. The location also provides easy access to Belfast and Northern Ireland. The N11 dual carriageway also offers direct access to and from the city centre. It features a Quality Bus Corridor (QBC) that provides public transport links to the City, the North, South and other surrounding areas.

There has been a growing recent trend for large organisations to locate just outside of the city centre to have more space and flexibility for their operations, with Facebook developing a major new complex at the former AIB Bankcentre and Microsoft investing significantly in its site at Leopardstown.
